Can you believe it’s February already? Time really does fly, and it seems to be flying faster and faster for me lately! 2018 is here and it’s time for a market summary. We’re seeing some interesting statistics so far this year; much of it is still an after-effect of Hurricane Harvey, when so many homes were damaged, creating an area-wide need for both temporary and long-term housing. Coming into this year, we have a fairly major shortage of listings – statistically, listings are down more than 30% from last year! With a shortage of listings, we’re seeing more multiple-offer situations (leaning more to price ranges under $400,000; homes that show really well and are smartly priced) As we march into spring, we should see more listings coming, but we’ll have to wait and see if we reach last year’s numbers.
Interest rates are definitely rising, but don’t panic yet! I remember not so very long ago buying a house with a 6.5% interest rate and feeling like it was a good deal! We’ve gotten so used to the low rates of the past few years that many people have forgotten that rates can and do rise over time.
If you’re thinking about selling, and have been on the fence about it, this is a great time to jump in! Buyers are also encouraged to start looking now, as you don’t want to miss out on the still low interest rates. Talk of the Town!
The Woodlands Eagles have twin eaglets (Miracle and Hope) in their nest! If you’ve never experienced our amazing eagles, some of the best viewing is from the parking lot of The Loft Church, directly across from Whole Foods in Hughes Landing. The area surrounding the nest is fenced, and once you park, look up! There is a giant nest up in one of the pine trees and one of the parents is usually in attendance.
Have you noticed Koji Ramen Bar (25403 Interstate 45) going in on the feeder road? They expect to be open in the next two weeks, and I want to be one of the first in line when they do!
Rumor has it The Woodlands (Creekside) is getting their very own Sub Zero Ice Cream! https://www.subzeroicecream.com/ They make your ice cream while you wait!! I’ll keep you posted on that. Can’t wait!
